Summary:

The Mortgage Loan Originator (MLO) is responsible for originating residential mortgage loans through business development, relationship management, and customer service. Unlike commission-based production roles, this position focuses on balanced loan growth, prudent credit structuring, long term customer relationships, and collaboration within a team orientated community banking environment, while developing new lending opportunities, maintaining strong referral networks, guiding borrowers through the mortgage process, and ensuring all loan originations adhere to regulatory requirements, internal credit policies, and secondary market guidelines.

The MLO serves as a key representative of the Bank in the community and plays an essential role in supporting strategic growth objectives while maintaining high standards of loan quality, customer experience, and compliance.

Success in this role requires a balanced focus on production, asset quality, customer experience, and long-term relationship development.

Primary Responsibilities

Loan Origination & Production:
  • Develop and maintain a consistent pipeline of residential mortgage loan opportunities
  • Originate conventional, portfolio and secondary market mortgage products as applicable
  • Conduct borrower consultations to assess financial needs, loan eligibility, and appropriate product recommendations
  • Collect and review initial documentation including income, assets, credit, and collateral information
  • Structure loan scenarios aligned with underwriting guidelines and risk appetite

Business Development & Relationship Management:
  • Establish and maintain strong referral relationships with real estate agents, attorneys, financial advisors, builders, and community partners
  • Participate in networking events, community outreach initiatives, seminars, and sponsorship opportunities
  • Actively promote the Bank’s mortgage products and services through professional relationship building activities
  • Maintain ongoing communication with borrowers and referral partners throughout the loan process

Customer Experience & Communication
  • Provide clear guidance to borrowers regarding loan product options, documentation requirements, timelines, and expectations
  • Maintain consistent and professional communication with clients throughout application, processing, underwriting, and closing phases of the loan process
  • Deliver exceptional customer service that is focused on transparency, responsiveness, and education

Loan File Management & Process Coordination:
  • Submit accurate and complete loan applications into the Loan Origination System (LOS)
  • Work collaboratively with processors, underwriters, closing, quality control and loan servicing teams
  • Monitor pipeline status and proactively address issues or conditions to ensure timely deadlines and closings
  • Ensure required disclosures are delivered accurately within regulatory timelines

Compliance & Risk Management:
  • Maintain full compliance with federal and state lending regulations including, but not limited to:
    • TRID, RESPA, ECOA, HMDA, Fair Lending standards, and SAFE Act licensing requirements
  • Adhere to internal policies, credit standards, and secondary market investor guidelines
  • Maintain accurate documentation and support audit readiness

Market Awareness & Product Knowledge:
  • Maintain knowledge of mortgage industry trends, interest rate movements, and competitive market conditions
  • Stay current on regulatory changes, investor guidelines, and internal product updates
  • Provide feedback to leadership regarding market opportunities and product enhancements

Performance Expectations
  • Achieve loan production and new business development
  • Maintain strong loan quality and minimize post-closing deficiencies
  • Demonstrate effective pipeline management and timely follow through
  • Build and maintain sustainable referral relationships

Qualifications

Education & Experience:
  • Bachelor’s degree preferred; equivalent lending experience considered
  • Minimum of 3 years residential mortgage origination experience preferred
  • Active NMLS license and compliance with SAFE Act requirements
  • Knowledge of conventional and portfolio lending programs preferred

Non-exempt position: range $42.00/hr to $47.18/hr
